Lodi's established homes sit on older foundations that have taken years of wet weather. We collect the water that gets through, pump it out and warranty the fix for as long as you own the house, and beyond.
Lodi is an established village, and a good share of its homes have been standing a long time. Older basements were often built with stone or block and a simple lime mortar. That mortar wears away slowly as water moves through it, leaving gaps that open a little more every year. Damp streaks along the joints are usually the first sign, followed by crumbling mortar and a gritty floor edge.
The clay beneath the village holds rain for a long time. When spring rain lands on ground already soaked by melting snow, the soil around the foundation stays wet for weeks. Water leans on the walls the entire time, looking for any path inside. In a basement that has never had a footing drain, that path is usually the base of the wall, where it meets the floor.
Winters add a second kind of wear. Water that works into a small crack freezes, expands and forces the crack a little wider. When it thaws, more water gets in, and the cycle repeats all season. A crack you could barely see in fall can be letting in a steady trickle by April, especially near basement windows and corners. Left alone, it keeps growing each year.
Older Lodi basements usually get an interior drain along the footing. We break out a strip of floor at each wall, lay perforated pipe in gravel and connect it to a sump pit. A membrane covers the old stone or block so moisture coming through the mortar drops behind it and into the drain, keeping the room dry.
Cracks that are actively leaking get injected with epoxy or polyurethane so they stay sealed through the next freeze. We set the sump pump, test it with water, and can add a battery backup. Outside, we look at gutters and downspouts, since an overflowing gutter above an old wall makes every other problem worse. Clean gutters are cheap insurance.
Most Lodi basements we see are older stone or block with worn mortar, so the work here centers on catching water at the footing and sealing cracks before the next freeze.
A perimeter drain captures water at the wall-floor joint and routes it to your sump before it reaches the floor.
A durable moisture barrier directs wall seepage into the drain and keeps the space dry and bright.
Collected water is moved out and away from your foundation by a high-capacity sump system.
The most common entry points are sealed watertight as part of the complete system.

Four decades working throughout Medina County means the older homes common around Lodi are familiar territory for us. We tend to recognize what's happening with a foundation early, which usually means a clearer plan and fewer surprises for you.
We recently hired All American Basement Waterproofing to address some structural and moisture issues in our basement, and we couldn't be happier with the results. Mike and his team installed carbon fiber straps on one of our basement walls.
Exceptional basement waterproofing, highly recommend. I had an outstanding experience with All American Basement for my basement.
We had our cellar door stairs waterproofed, a drain in the basement and downlines for our gutters installed. The crew was great to work with.
The stone can stay. We install a drain at the base of the wall, cover the stone with a membrane that sends moisture down, and pump it out with a sump. Repointing may improve the look, but drainage keeps it dry.
Freeze and thaw cycles open small cracks a bit more each winter, so every spring there's more room for meltwater. The clay also stays soaked for weeks. Sealing cracks and adding drainage stops that slide.
Paint can hide dampness for a season, but water pushing from outside lifts it off. On old stone or block it tends to peel fast. Fix the water path first, then paint for looks.
Usually one to three days. Thick floors, uneven walls or a new sump pit can add a little time, and you get the schedule before we start.
That's efflorescence, salt left behind as water moves through masonry and evaporates. Brushing it off doesn't stop it. Once drainage and a membrane stop the water, the crust stops forming.
Often, yes. Old walls can pass enough moisture to raise humidity without ever leaving a puddle. We check for seepage and humidity and tell you whether you need drainage, a dehumidifier or both.
If your basement depends on the pump, a backup is good insurance. It keeps water moving during outages, which tend to happen in the same storms that bring the most rain.
Very. Corners and window openings are where cracks from freezing and settling tend to start. We seal the crack and make sure the drain covers that corner.
Yes. Our lifetime warranty is in writing and transfers to the next owner, so the protection stays with the house. Buyers get the same written coverage you had.
