Homes near the water in Chippewa Lake sit over ground that stays wet much of the year. We build drainage and pump systems sized for that, with free inspections and a transferable lifetime warranty.
A basement near a lake is sitting closer to the water table than one on higher ground. Around Chippewa Lake, groundwater can rise to the level of the footing or above it during wet months. When it does, water enters from below as well as from the sides, and homeowners see it seep up through slab cracks and along the floor edge. That is a different problem from a leaky wall, and it needs a different kind of answer.
The soil does not help. It is dense glacial clay, and clay lets water in slowly and out even more slowly. After a soaking rain, the ground around a lakeside house can stay saturated for days, pressing on block and poured walls the whole time. Snowmelt in March adds to that, often right as the lake itself is running high. Those weeks are when most lakeside homeowners first call us.
Many homes here were built close to the shoreline or on lots that slope toward the water. Surface runoff heads downhill toward the foundation before it ever reaches the lake. Short downspouts, low spots in the yard and a sump that discharges too close to the house all feed the same problem, sending water back to the basement it just left. Fixing the inside while ignoring the yard only solves half of it.
With a high water table, pump capacity matters as much as the drain. We install perforated drain tile around the inside of the footing and lead it to a lined sump pit, then choose a pump that can keep up when the pit fills quickly. A battery backup is a strong choice here, because a lakeside sump may run often during wet months.
Discharge lines are routed far enough from the house that the water does not circle back. Wall membranes carry seepage down into the drain, and where water rises through slab cracks we seal those after the drain is working. A dehumidifier helps with the damp air that comes with living near the water, and we check the whole setup before we leave.
Around Chippewa Lake the water often comes from below as well as from the sides, so each system we install here pairs footing drainage with a pump sized for a high water table.
A perimeter drain captures water at the wall-floor joint and routes it to your sump before it reaches the floor.
A durable moisture barrier directs wall seepage into the drain and keeps the space dry and bright.
Collected water is moved out and away from your foundation by a high-capacity sump system.
The most common entry points are sealed watertight as part of the complete system.

We recently hired All American Basement Waterproofing to address some structural and moisture issues in our basement, and we couldn't be happier with the results. Mike and his team installed carbon fiber straps on one of our basement walls.
Exceptional basement waterproofing, highly recommend. I had an outstanding experience with All American Basement for my basement.
We had our cellar door stairs waterproofed, a drain in the basement and downlines for our gutters installed. The crew was great to work with.
Groundwater near the lake sits close to the footing much of the year, so the drain keeps collecting water and the pump keeps clearing it. That's the system working. Frequent cycling wears a pump faster, so we size it for the load and suggest a battery backup.
When the water table rises above the bottom of the slab, pressure pushes water up through floor cracks and the wall joint. Sealing the cracks alone rarely holds. A drain along the slab edge lowers that pressure first.
Far enough out that the water can't run back to the foundation. We usually extend the line down the grade and keep the outlet from freezing shut in winter.
Partly. Air near open water holds more moisture, and a cool basement makes it condense on walls and pipes. A dehumidifier with a drain line handles that, but if water is also seeping in, drainage comes first.
Usually no. With a high water table the pressure comes from below too, which an outside coating can't reach. Interior drainage handles both and leaves the lakeside yard alone.
Yes, if water is getting in. Standing moisture feeds mold, rusts appliances and raises humidity through the whole house. A dry basement also protects the furnace and water heater that usually sit down there.
We take emergency calls day and night, and Chippewa Lake is an easy drive from our Wadsworth shop. We'll get the water moving out and then find out why it came in.
It can, once the drainage and pump are proven. We install the drain, membrane and a reliable pump with backup first, then you finish over walls that stay dry.
Yes. Our lifetime warranty is in writing and goes to the next owner. Lakeside buyers often ask about water, and that paperwork answers the question.
