What makes a basement window count as a legal egress window in Ohio?
The code sets minimums for opening area, clear width, clear height and sill height above the floor, plus a window well large enough to climb out of. A window that looks big enough often misses on clear opening once the frame is in. We measure against the current code before quoting.
Do we need an egress window to call our basement room a bedroom?
Yes. A below grade sleeping room needs a compliant egress opening, and an appraiser or inspector will flag a bedroom without one. It is also the difference between being able to get out in a fire and being trapped.
Can an egress window be cut into a poured concrete wall?
It can. Cutting poured concrete takes different equipment than block and the opening has to be headed properly so the wall above stays supported. We do both, and the structural detail is part of the permit.
Will the window well fill with water every time it rains?
It will if it has no drain, which is how many older wells were built. We tie the well into the drainage system so water drains away and stops standing against the glass. A covered well keeps leaves and snow out of it as well.
