Copley Township has plenty of low, flat ground, and on those lots water has little reason to leave. Rain collects in yards and ditches, soaks into the topsoil and then stalls on the clay below. The soil around a basement, which was loosened when the house was built, fills first. From there the water leans on the foundation and presses up under the floor until it finds a way in.
Copley housing covers a wide span, from older homes with block basements to newer houses with poured walls. Block walls take water into their hollow cores and release it at the base. Poured walls leak through shrinkage cracks, form-tie holes and the cold joint where the wall meets the footing. Builder-grade tar coatings on the outside wear out, and footing drains clog with silt. Poured walls get targeted work: epoxy or polyurethane injection for cracks and form-tie holes, with drainage added where the floor seam leaks. A dimpled membrane goes on walls that sweat or seep. Outside, we extend downspouts and look for low spots against the foundation that need regrading. A dehumidifier handles leftover humidity, and the sump gets a battery backup if you want one.
